The incentive is spelled out in the fine print of a builder promotion page. Tri Pointe Homes offers up to $30,000 in closing credit when a buyer purchases an eligible home "for list price" between October 1 and December 30, 2026, and finances through Tri Pointe Connect, the builder's affiliated mortgage company. The list price is the starting point, and the buyer decides how to apply the credit.
That clause explains most of what is happening to townhome pricing in Oakhurst and Cotswold this fall. The new three-story townhomes here sit within a short drive of Oakhurst Commons and Cotswold Village, yet their prices track Charlotte's regional townhome market closely. When builders need to move homes, much of the give comes through credits, and the usual market statistics leave seller concessions out.
Where the discount shows up
Tri Pointe's credit can go toward a rate buydown, a price reduction, design studio options or certain builder-paid closing costs. According to the fine print, the program covers participating Tri Pointe communities across Charlotte, so it is a division-wide sales event. It does not single out one neighborhood. The Context at Oakhurst page also advertises a first-year mortgage rate as low as 3.990% on select homes, with a 5.554% APR listed beside it. The gap between those two numbers shows that the low rate applies to the first year.
A credit used as a price reduction would lower the recorded sale price. Credits spent on closing costs or a rate buydown are a different matter. The Canopy Realtor Association's September 2026 Housing Supply Overview says Charlotte-region townhomes sold for 96.0% of original list price over the rolling 12 months through September. The same report states that this measure excludes seller concessions. A home that closes at full list with $30,000 in closing-cost credit attached counts in that figure as a full-price sale.
A credit that only works with one lender also changes what a buyer is comparing. The real offer is the combination of price, rate and fees, and it only comes together once a particular loan is chosen.
Close-in townhomes, regional prices
Canopy's September 2026 market release puts the regional median townhome price at $349,430, down 1.6% from a year earlier. Townhome inventory was up 14.8%, and supply stood at 4.5 months, compared with 3.6 months for single-family homes. Over the same month, the regional single-family median rose 2.4% to $420,000. Mecklenburg County's overall median was flat at $450,000. Townhomes are the segment where buyers have the most room.
That surplus took several years to build. Axios Charlotte reported in April that townhome listings had risen from about 900 in March 2022 to just over 2,000. In the same story, market analyst Chuck McShane said a townhouse "in a less walkable area with limited amenities can't always compete with a single-family house."
Two east Charlotte communities near established shops and restaurants show where close-in townhomes are priced this fall, based on the builders' current listings:
| Context at Oakhurst | Central Living at Craig | |
|---|---|---|
| Builder | Tri Pointe Homes | Central Living by David Weekley Homes |
| Address | 4020 Canvas Court, 28205 | 3916 Craig Avenue, 28211 |
| Advertised start | "From the High $300s" | "From the upper $300s" |
| Move-in-ready examples | $359,990 at 1,608 sq. ft.; $500,594 at 1,991 sq. ft. | $364,990 at 1,384 sq. ft.; $442,451 at 1,947 sq. ft. |
| Current builder incentive | Up to $30,000 closing credit, through Tri Pointe Connect, Oct. 1 to Dec. 30, 2026 | Up to $5,000 through Grace Home Lending, Apr. 29 to Dec. 31, 2026 |
Both builders describe homes near the places that give this part of town its draw. David Weekley's community page calls Craig Avenue "a prime Cotswold location," with Common Market Oakwold and Night Swim Coffee within about a mile and Cotswold Village Shops about two miles away. Tri Pointe's Context at Oakhurst page says the community is minutes from Plaza Midwood, Cotswold, Wendover and Elizabeth. Even so, both communities start their pricing in the high $300s, roughly where the regional townhome median sits.
The reason is the product. A three-story townhome of 1,400 to 2,000 square feet with a garage on the ground floor is the same basic home that was built across the region during the townhome boom. Shoppers compare floor plans and monthly payments across ZIP codes, so a close-in location has to beat thousands of similar listings on payment, and on location alone it can't hold a higher price.
Context's own history shows the same thing. Tri Pointe's March 2024 announcement launched the roughly 120-home community with models designed by Bobby Berk and prices starting in the mid-$400Ks. In November 2026, the advertised start is the high $300s, and the community page lists six available homes. The two figures may refer to different floor plans, so they aren't a measured price cut. Still, the opening price of the cheapest home dropped while the regional townhome supply grew.
Who else is selling on Wendover Road
The builders also affect people who are reselling. Across the area, owners of earlier townhomes are listing against new homes that come with credits.
Wendover Green is the clearest example. The developer, Beauxwright, describes it as a 159-unit for-sale community on 10 acres near Randolph and Wendover roads. It has 16- and 20-foot-wide townhomes with two-car garages, built by NVR between 2019 and 2021. The last lot sold in November 2022. Every Wendover Green sale is now a resale. An owner there competes with homes a few minutes away whose builders can cover closing costs or buy down a rate, which an individual seller usually can't match at that scale.
More homes are coming to the same stretch of road. In August, City Council approved rezoning petition 2025-077 for 600 N Wendover Road. It allows up to 36 attached units on about 2.52 acres south of North Wendover Road and north of Churchill Road, and the approved site plan names the project N Wendover Townes. Queen City Nerve reported that the April hearing considered 40 townhomes on a site between the Pines on Wendover apartments and across the street from Wendover Green. Short Development Group's site will add to a corridor that already has a large, fully sold townhome community.
The long-term value of any of these homes depends on how the next owner prices it against builder credits and the regional supply, more than on the neighborhood around it.
Questions to ask before comparing two offers
Because the incentives are structured differently, a few questions put two townhome offers on the same footing:
- Does the credit depend on a specific lender? Tri Pointe's credit requires financing through Tri Pointe Connect. David Weekley's applies to qualifying Charlotte-area buyers who finance through Grace Home Lending. Get a quote from an outside lender as well, so the credit can be compared with an ordinary loan.
- What is the credit paying for? Tri Pointe's terms list the closing costs the builder will cover. They include appraisal, credit report, title and HOA setup fees, and they exclude prepaid taxes, insurance and mortgage payments. Any part of the credit left unused is forfeited.
- Is the low rate permanent? A first-year rate printed beside a higher APR means the payment goes up after year one.
- Which homes qualify? Both programs limit eligibility to certain homes or homesites and run while supplies last, so confirm in writing that the incentive applies to the specific address.
This is general information, not legal, tax or financial advice. Promotion terms change, so confirm the details of any loan or credit with your lender and the right professionals before you sign.
Frequently asked questions
Are Cotswold and Oakhurst townhomes losing value? The regional data for September 2026 shows the townhome median down 1.6% year over year and supply at 4.5 months. That points to more choice for buyers and more competition for sellers. It does not set the value of any particular home.
Why don't the market reports show these discounts? Canopy's percent-of-original-list-price figure excludes seller concessions, so a credit spent on closing costs or a rate buydown doesn't appear in it.
What has been approved on North Wendover Road? Rezoning 2025-077 was approved on August 17, 2026, for up to 36 attached units at 600 N Wendover Road.
